Hardest Hit Fund for the Military
Affordable Housing Resources, Inc. (AHR) offers mortgage assistance to Tennessee’s disabled, unemployed, or underemployed military and veteran homeowners through the Hardest Hit Fund. AHR works with homeowners to obtain assistance through the Tennessee Housing Development Agency (THDA) that will catch up the past due mortgage payments and begin paying mortgage payments for up to 36 months or up to $40,000.
The fund is designed so homeowners do not have to repay the loan if certain criteria are met.
Loans through the Hardest Hit Fund are 0% interest, forgivable, non-recourse, deferred-payment, subordinate loans. The loan amount reduces 20% a year for every year the borrower stays in the home—at the end of five years, the loan is considered satisfied.
Loan funds must be repaid if, before five years, the property is sold, refinanced or no longer owner occupied and there are sufficient equity proceeds available.
