Eddie Latimer CEO
A 30-year veteran of the nonprofit housing development industry, Eddie oversees the development of AHR’s single-family homeownership programs, construction, lending, education and foreclosure. He represents AHR and the need for affordable housing to political organizations, trade and government affiliates at the local, state and national levels.

Cynthia Peraza-Waitkus COO
With over 20 years of combined experience in mortgage, real estate, and public service, Cynthia joins AHR as the new Chief Operating Officer. Her proven expertise in leading teams and managing state and federally funded housing programs brings significant value to AHR’s mission and operations.

Dan Eaton Director of Housing Development
Dan is a veteran General Contractor with more than 22 years working in the housing and non-profit fields. Dan worked for himself and AHR developing housing prior to working overseas. Dan currently oversees all of AHR’s construction of its one- and three-bedroom homes and condos.

Frank Latimer Director of Homebuyer Education
With more than 15 years of experience in housing, real estate, lending, homebuyer education, foreclosure prevention counseling and financial counseling, Frank teaches AHR’s nationally-certified Homebuyer Education classes, assists with foreclosure counseling and financial education, originates mortgage loans and oversees parts of AHR’s housing development programs.

Kathy Slack Loan Processor & Closing
With over 30 years of experience in the Banking /Mortgage industry, Kathy processes and closes mortgage loans for AHR. She assisted with the LIFT down payment assistance program which helped over 200 homeowners purchase a home. AHR has closed $3.5 million in the Neighborhood LIFT program within 110 days.

Melanie Eaton Housing Preservation Specialist
With over 20 years of experience, Melanie serves as AHR’s Housing Preservation Specialist. Her experience in social services, higher education and residential construction play a valuable role at AHR. She has done both group and individual therapy, counseling, advising, and coaching. She also leads the COVID related mortgage and rental assistance programs for AHR, helping hundreds of Tennesseans remain housed.

Shannon Critten PROCESSOR & HOMEBUYER TEACHER
Shannon serves as AHR’s Processing Assistant and teaches Homebuyer Education. She provides essential administrative and operational support for the emergency rental assistance programs, ensuring applications are handled efficiently and with care. Shannon also leads and teaches the Homebuyer Education Counseling program. With over 12 years of experience in Human Services, Shannon’s contributions are essential to the seamless delivery of AHR’s services and programs.

Sage Chase RECEPTIONIST
Sage is AHR’s receptionist and the welcoming face of our office. She provides essential support to walk-in clients and handles general intake inquiries, directing clients to appropriate resources, and assisting with initial program-related questions. Sage also assists with the processing of the Emergency Rental Assistance Programs, ensuring prompt response is made to landlords and clients.

With over 10 years of experience in bookkeeping and financial management, Heather oversees AHR’s accounting and financial operations. She collaborates with AHR’s accountant to manage financial audits and supports employee onboarding processes
